Licence Readiness Pack terms

These terms apply when you buy a Licence Readiness Pack from HMOJo. They sit alongside our terms of service and privacy notice.

1. What you are buying

One pack covers one property. It includes:

  • a written readiness report set against the relevant council's published licence conditions
  • a review of the certificates and property records you send us
  • a check of room sizes and amenity counts against published council standards, using measurements you provide
  • a prioritised list of apparent gaps and the type of qualified professional who may need to deal with each one
  • twelve months of HMOJo access for that property

2. What you need to send

You need to send the records reasonably required for the review, including relevant certificates, any current licence, tenancy agreements and room measurements you have taken.

Please remove tenants' names and other personal information where we do not need it. Our privacy notice explains how we handle information you send us.

3. Timing

We aim to send the report within five working days from the day we confirm that we have received everything needed for the review. If something is missing or unreadable, the five working days start when we receive the replacement.

If we spot something that appears serious while the review is under way, we will tell you in writing on the same working day and identify the type of qualified professional to contact.

4. Limits of the review

It is a desktop review. We do not visit, we do not inspect, and we do not measure anything ourselves. Same rule as the product: we flag, we never certify. We are not surveyors, fire risk assessors, electricians or solicitors, and nothing in the pack is a certificate of compliance. Whether you get a licence is your council's decision and always will be.

The report is based on the documents and measurements you send us and the council material available when we carry out the review. You remain responsible for the property, the accuracy of the information you provide, and obtaining advice or work from suitably qualified professionals.

5. Refund

If the report turns out not to be useful to you, say so within fourteen days and we refund it in full. You do not have to give a reason.

This promise is in addition to any cancellation or refund rights you have by law.

6. Included HMOJo access

The included twelve months applies to the property reviewed. It starts when HMOJo applies the credit to that property after onboarding. Rooms at that property are removed from your bill during the included period. Rooms at other properties remain billable under your HMOJo plan.
