Setting HMOJo up yourself takes about an hour and most people manage it fine. The part that takes longer is finding out where the gaps are: the EICR that ran out last spring, the fire alarm servicing record nobody has seen since the contractor changed, the room you have always called a double.
So we will do that part for you.
You send us what you hold. We read every document, check it against your own council's published licence conditions and room standards, and come back with a written list of what is missing, what has expired, and what needs a qualified person to look at before you apply. Then it all goes into HMOJo, dated, with the renewal calendar already running. Twelve months on that property is included.

What it is not
It is a desktop review. We do not visit, we do not inspect, and we do not measure anything ourselves. Same rule as the product: we flag, we never certify. We are not surveyors, fire risk assessors, electricians or solicitors, and nothing in the pack is a certificate of compliance. Whether you get a licence is your council's decision and always will be.
If the report turns out not to be useful to you, say so within fourteen days and we refund it in full. You do not have to give a reason.
